Strategy & Services: This global tech company desired support on the delivery of a two-floor tenant improvement in San Francisco’s Financial District. Under the challenge of a compressed schedule, the client hired stok as Project Manager to expedite the Contractor RFP process and vet the best team for adequate resources and ensure dedicated commitment to the target timeline. The client brought on a new tenant during construction, which created a complex challenge to incorporate heavy design changes in the middle of construction. stok adjusted resources to provide ample support and guidance to ensure all the design changes were expedited and tracked, and that the budget was maintained.
Project Details: As Project Manager, stok represented the client to manage the design and construction team as well as collaborative vendors from the client. Guiding the tenant improvement, stok directed the General Contractor to implement Procore to lead the coordination of the submittal and RFI process. Keeping the team on-budget and focused on the tight move-in schedule, stok facilitated weekly OAC meetings while coordinating with the General Contractor. Managing and collaborating with the project team and the landlord, stok helped navigate and implement major design changes during construction, including DDC controls, security access control, a two-way intercom in the elevator lobby, finish and layout changes, and HVAC and lighting changes for enhanced efficiency. As many items were changing in real time, stok also meticulously tracked and managed the project budget.
