Living Building Challenge (Net Zero Energy Building)
Strategy & Services: DPR Construction’s office is San Francisco’s first Net Zero Energy office. The challenges in this design included rehabilitating a 24,000 SF office building to support NZEB Certification while bringing DPR’s culture and community into the space, and completing it all on a 10-month design and construction schedule. One of the first ever LEED v4 projects, stok worked hand-in-hand with the USGBC to pilot pathways to document the new v4 credits.
Design Details: A project ahead of its time, healthy material specification posed an immense challenge to stok as LEED consultants, as a large majority of manufacturers were not yet willing or aware of how to disclose product information. stok worked closely with manufacturers to educate them on the required documentation, guiding them through the process and ultimately allowing the project team to specify healthy and sustainable materials for the space. As an adpative reuse project, the chosen property also proved difficult to achieve NZE in. Beyond these challenges, elements including locally salvaged wood, three living walls, a living wine bar, in-grade planters, two large skylights, Solatubes, and operable windows serve to connect the occupants with elements of the outdoors in addition to supporting the company’s commitment to sustainability. Finally, stok wrote Tenant Guidelines to ensure the build out of the tenant space remained up to the sustainability standards of the rest of the project.
A showcase space for some of the combined greenest and healthiest features in the world, the office building serves as a community space and a living lab for the real estate industry and beyond.
Outcome: The project achieved LEED v4 Platinum and Net Zero Energy, and is also one of the first projects to pilot the LEED Dynamic Plaque. Despite the challenge of an adaptive reuse project, the building has operated at or better than NZE since construction. The space exemplifies what it is that makes DPR’s San Francisco office unique — a deep-rooted connection to its community and the natural environment.
