Strategy & Services: The Kilroy Mission Bay office campus responds to the shortage of collaborative space that is most in demand in San Francisco. With extremely unique architecture – 4 different buildings designed as one super-structure – this project was truly a first of its kind, and one of the most challenging LEED certifications the project team and the USGBC had ever faced. Required to submit each tower as a separate LEED application, but also within LEED for Group, stok helped guide the project team through the complex path to certification.
Design Details: stok’s deep understanding of the LEED certification process and how it can be applied to unique building and development types allowed us to come up with the best strategy to certify this one-of-a-kind, before-its-time project. stok led the client through all different options to certify the space, staying in continuous communication with the USGBC about the project’s unique type. The already complex project was further complicated by a mid-construction switch from the occupancy type of commercial office to biotech, requiring a complete overhaul and redesign of the entire MEP system when it was already in excavation. The whole design team rose to the challenge and supported each other to provide smooth execution, illustrating the importance of resiliency, a positive attitude, and strong communication between project team members. As one of the first projects to take on the ambitious goal of both LEED and WELL certification, The Exchange changed the way the two rating systems align. Through rigorous consulting, stok uncovered where rating system-specific rules kept the project from optimizing its performance – such as WELL-required carbon filters on air-handling units, which reduced the energy reduction potential for LEED – and found ways to compromise in order to optimize both certifications.

Outcome: The Exchange is the largest Core & Shell WELL project in San Francisco, and one of the first ever to simultaneously pursue LEED and WELL certification. stok worked diligently with GBCI to ensure that both certifications were achieved smoothly, resulting in revolutionary changes to how the LEED and WELL rating systems align, and forging a path for more cohesive certification on unique building types. The office development, which is fully leased to Dropbox, features extensive living roofs, 45% reduction in water usage, electric vehicle charging stations, and comprehensive healthy building strategies including ample daylighting, access to views, thermal comfort controls, and low-emitting materials.
