Strategy & Services: The Tiffany Building is a historic landmark at 360 Post in San Francisco’s Union Square and home to a variety of medical, tech, retail, and office use tenants. As Project Manager, stok is managing the modernization of base building systems and overseeing turnkey Tenant Improvements in this 11-story, 100,000 square foot tower.
stok was engaged as the local real estate service provider to lend guidance to ownership overseas. Based in Spain, Ponte Gadea counts on stok’s local expertise, knowledge, and relationships to help navigate San Francisco’s complex market costs, local codes, permitting process, and more. We also work in partnership with the Property Manager to provide fiscal planning for building improvements.
Project Details: Across extensive base building systems modernization and turnkey tenant improvements, stok’s scope of work includes planning, due diligence, and project management for the following projects:
• Landlord representation to oversee tenant build-outs
• Project management for turnkey tenant improvements
• Lobby renovation
• Elevator modernization, interiors, and smart dispatch
• Emergency generator upgrade
• Condenser water loop replacement
• Domestic water system and cooling tower modernization
• MEP system upgrades
• ADA upgrades (including lobby, restrooms, and common areas)
A common thread throughout these projects, clear and consistent communication between Spain-based Ponte Gadea and the local project team has been critical for success. stok set up recurring meetings with the project team to ensure dialed communication channels for all aspects of the project, resulting in higher engagement and a consistently better understanding of expectations and next steps across the entire team.
Serving as the firm’s eyes and ears in the Bay Area, stok is assisting in Ponte Gadea’s rapidly expanding U.S. presence by providing guidance in planning, due diligence, and project management for a variety of projects.
Outcome: By setting strong communication channels and taking a relationships-based approach, stok has guided the project team to consistently deliver custom-tailored solutions for the client across base building systems modernization and turnkey tenant improvements alike. As Ponte Gadea continues to expand its U.S. presence, especially on the west coast, stok looks forward to supporting these exciting, collaborative projects.
