Southline

Southline is a new mixed-use, transit-oriented commercial development in South San Francisco. Nestled in the epicenter of the Bay Area’s life science research and development community, Southline aims to support innovative future tenants while developing a similarly innovative real estate experience. Situated adjacent to BART and CalTrain, Southline makes the most of its transit-oriented location and is designed to serve both tech and life science companies, able to pivot via a site-specific plan depending on market needs. The campus will include seven buildings on 27 acres, transforming the area with up to 2.8 million square feet of Class A office and life science research and development (R&D) space.

The Challenge

Stok was engaged early in the design process for the first phase of Lane Partners’ multi-phase Southline campus development, with a focus on systematically optimizing the building and ancillary systems to achieve the developer’s requirements and LEED certification. Specifically, Stok is providing:

  • LEED Fundamental and Enhanced Commissioning
  • Title 24/CALGreen Commissioning

The Solution

PROACTIVE DESIGN REVIEWS

Stok was able to provide immediate value to the project through several proactive design reviews. After onboarding, Stok developed an understanding of the design team parties’ preferred working style and communication method to seamlessly integrate with the project team. This proactive engagement allowed for early design reviews that fit into the overall project schedule and productive discussions of Stok’s findings. Comments from Stok’s reviews have supported engineering alignment across systems and disciplines, which will enable a more detailed design and help avoid potential operational challenges – especially important for complex life science R&D spaces. 

COMPREHENSIVE COMMISSIONING

As commissioning authority, Stok is committed to facilitating optimal building operations for the first phase of the campus development and in doing so, will support the project’s ambitious LEED pursuit. Operational challenges can arise during the interim period between the delivery of core-and-shell space and the completion of commercial interior construction, and life science R&D spaces present the unique challenge of extreme energy intensity and tight environmental control requirements that can further complicate the process. To help bridge this gap, Stok will continue engagement during the first year of the campus’ operations to review operations with the facility staff and support resolving any performance issues early. We view our commitment to working with the facilities team during the campus’ transition from construction to operations as an integral part of ensuring long-term energy performance. 

DATA-BASED DECISION MAKING

To capitalize on powerful new data streams with the rise of the internet of things (IoT), Stok is implementing a measurement and verification (M&V) plan with data-intensive engineering analysis for capturing, monitoring, and evaluating energy- and water-consuming systems. Responsibilities include identification of points to be monitored, requirements for monitoring, and an action plan and training procedures for identifying and resolving deficiencies.
