City of Edmonton Windermere Fire Station

The City of Edmonton has set an ambitious target to be carbon neutral in its corporate operations by 2050, leading the way as a sustainable and resilient city while it continues to rapidly grow. The City’s Windermere Fire Station, its first net zero energy (NZE) fire hall building, is a key step towards achieving the City’s bold goals.

This project was completed by EcoAmmo Sustainable Consulting. As of May 1, 2024, EcoAmmo has joined Stok.

The Challenge

The client engaged EcoAmmo as LEED and NZE consultant to guide the Windermere Fire Station design to achieve the City’s Sustainable Building Policy C-532, while also ensuring this 24-hour emergency response building is fully operational. Specifically, EcoAmmo:

  • Provided LEED consulting and project management to meet the client’s LEED Silver target.
  • Provided NZE coordination services to coordinate the project team toward the goal of the City’s first NZE fire hall building.

The Solution

NET ZERO ENERGY AND EMISSIONS REDUCTION

The City’s Sustainable Building Policy C-532 includes requirements to meet LEED Silver and the 40/40/80 initiative, which asks the design team to demonstrate:

      • 40% or greater energy efficiency than the National Energy Code of Canada for Buildings (NECB) 2011.
      • 40% or greater greenhouse gas (GHG) reduction than the NECB 2011 reference building.
      • <80 kilowatt hours per square meter (ekWh/m2) for annual heating demand for all non-office building archetypes.

EcoAmmo’s LEED consultants guided this project through LEED certification and coordinated the NZE team to reach the 40/40/80 initiative, resulting in a high-performance building that supports the community through enhanced emergency services.

SUSTAINABLE DESIGN FOR PERFORMANCE AND OCCUPANT COMFORT

The biggest challenge of this project was that it is a 24-hour emergency response facility and the operations of this fire hall could not be compromised by any sustainability initiatives. EcoAmmo worked closely with the facility management, operations, and consulting team to ensure solutions delivered the required win-win. Key solution areas included the apparatus bay and the air losses of the bay doors, occupant comfort post firefighting incidents, and negative pressurization to enable effective off-gassing of gear all within a cold climate.

 

For its overall excellence, the City of Edmonton Windermere Fire Station has been awarded: the 2018 Canadian Architect Award of Excellence; Consulting Engineers of Alberta, Award of Merit – Building Engineering (Institutional) (2024); and SABMAG Canadian Green Building Awards, Institutional (Small) Award (2024).
