priMED Mosaic Centre

The Mosaic Centre was one of Canada’s most leading-edge commercial buildings at the time of construction and Alberta’s first net zero energy (NZE) commercial building and Alberta’s first project delivered using the Integrated Project Delivery (IPD) contract. The building was designed to meet three of five of the International Living Future Institute (ILFI) Living Building Challenge (LBC) Petals – Site, Energy, and Beauty – and is certified LEED Platinum, providing an enhanced tenant experience while showcasing sustainable design innovation. This project proved that a lean Target Value Delivery IPD process can deliver a cutting-edge sustainable project within budget and schedule.

The Challenge

EcoAmmo was part of the owner group, and also engaged as the sustainability consultant to guide the project’s Living Building Challenge Petal and LEED certifications through a lean approach. Specifically, EcoAmmo:

  • Developed the Basis of Design project briefing.
  • Provided ILFI LBC consulting and project management across the Site, Energy, and Beauty petals.
  • Provided LEED consulting and project management, achieving the Platinum certification goal.
  • Coordinated several interior initiatives including the embodied carbon material reduction, 95% waste diversion, and equipment and appliance energy budgets.
  • Wrote Green Tenant Guidelines for all Mosaic Tenants to contribute to operations that align with net zero and healthy building goals.
  • Acted as a Client representative for the Integrated Project Delivery (IPD) process that delivered the project ahead of schedule and under budget.

The Solution

INTEGRATED PROJECT DELIVERY

The Mosaic Centre was the first in Alberta to use the Integrated Project Delivery (IPD) model and as a result, the building was completed ahead of schedule and below budget. Not only that, but this process enabled this leadingedge sustainable project to be built at market rate with zero change orders. 

PUSHING THE LIMITS OF NET ZERO ENERGY

Located in Alberta amidst a challenging cold climate to achieve net zero energy (NZE), at time of opening, the priMED Mosaic Centre drew 100% of its power from solar photovoltaic panels. A geoexchange system, energy heat recovery, and envelope design reduced consumption of energy by over 60% compared to comparable buildings. Red List screen materials, low emitting local materials, large atrium windows, and a 250 SF green wall all contribute to a healthy indoor environment. The curated tenants synergistically energize the building; the restaurant grows food on the site and the daycare teaches the children where food comes from with the restaurant. 

EcoAmmo’s team identified synergistic opportunities between the ambitious design required for LBC petals, LEED Platinum certification, and NZE to deliver a high-performance building that sets an example for sustainable design in Western Canada and beyond.
