When faced with the historic building renovation for their headquarters in the heart of Jackson Square in San Francisco, Pattern Energy selected Stok to manage the design and construction teams as they consolidated two offices into 50,000 SF of high performance commercial office space.

The Challenge

With sustainability being a core value for Pattern Energy, Stok was also brought on to manage the LEED process, commission the building systems, and analyze the embodied carbon of project materials to deliver a high performance space for the Pattern Energy team.

  • Represent the client as Project Manager to manage the design and construction team as well as all vendors under contract with Pattern Energy
  • Guide the tenant improvement and implement Procore to lead the coordination of the submittal and RFI process
  • Keep the team on-budget and focused on the tight move-in schedule, and facilitate weekly OAC meetings while seamlessly coordinating with the general contractor, multiple furniture dealers, the design-build IT/AV consultants, and other owner-contracted vendors on behalf of Pattern Energy

Stok guided the project to achieve LEED v4 Gold certification.The project faced the unique challenge of California wildfire smoke impacting air quality testing that had to occur within a tight schedule. Stok overcame these obstacles and leveraged deep relationships with USGBC to pilot an Interiors Life Cycle Assessment (LCA), which quantified the project’s environmental impact reductions to earn LEED points – a first for this space type.

The Solution

A HIGHLY HOLISTIC APPROACH

From a fundamental and enhanced commissioning standpoint, the team was able to provide a highly holistic approach. Having an integrated internal team at Stok encompassing the Project Manager, LEED Consultant, and Cx Agent helped seamlessly align cross-functional communication and kept responses to owner requests dynamic and customized.

CERTIFIED GOLD

Certified LEED v4 Gold, the result is a beautiful space that is functional and healthy for Pattern Energy’s employees and was completed with minimal monetary outlay by the client. The space features an open office layout with no private offices, two double volume atrium spaces, numerous breakout spaces for collaboration, an interactive three-floor lobby vestibule with an engaging projection, two skylights to improve occupant access to natural light, mothers’ and wellness rooms, and a stunning penthouse with an outdoor furnished deck for social gatherings.

A TRULY SUSTAINABLE SOLUTION

The project minimized embodied carbon through reuse of existing building elements as finishes and incorporation of reclaimed wood. It also optimized indoor air quality and occupant health through low-emitting materials selection, with a design that encouraged non-single vehicle commuting (bike storage, showers, proximity to local transit (Muni) stops, no parking spaces provided).
