Based across Stok’s offices in San Francisco, San Diego, and Denver, as well as internationally, their leadership strengthens Stok’s ability to deliver integrated sustainability and decarbonization solutions to clients globally and at scale.
As Director of Portfolio Sustainability Strategy, Nicolette Sanfilippo guides clients in the development and implementation of portfolio-level sustainability and decarbonization programs. Through her nine years at Stok, Nicolette has worked with leading corporates across sectors to develop and implement portfolio sustainability programs, influencing more than 20 million square feet of new construction, tenant improvement, and existing building projects. In this new role, she applies her deep experience in scalable sustainability strategies to maximize Stok’s clients’ impact across their portfolios, while mentoring team members along the way.

Steve Loppnow, Senior Director of Certifications, aligns client goals with established frameworks that have long driven high-performance real estate and serve as a critical piece of Stok’s integrated sustainability services. With more than 15 years of experience identifying and implementing high-performance building solutions for clients and three years at Stok, Steve is grounded in realizing impact and delivering tangible value to clients through certifications, providing structure, third-party verification, and quantifiable performance. He works with Stok’s full range of certification experts to strategically guide clients through certifications including LEED, WELL, Fitwel, Living Building Challenge (LBC), Zero Carbon, Zero Energy, and more.

As Director of Project Delivery, Michelle Kotula enables Stok to service clients with project management and implementation of sustainability and decarbonization initiatives at scale. In her seventh year at Stok and sixteenth in the industry, her leadership drives seamless execution and integration of sustainability principles from design development through construction and occupancy. She brings a unique perspective from working with corporate occupiers and global real estate portfolios, facilitating effective delivery of projects large and small under compressed schedules.

Josiah Ives, Director of Energy Modeling, supports clients in achieving ambitious energy performance targets through early design assistance, energy simulations, custom analysis tools, and insightful reporting. As a licensed Professional Engineer and an ASHRAE Building Energy Modeling Professional, Josiah uses his 20+ years of experience in mechanical design and demand-side energy use consulting for the built environment and nine years with Stok to achieve clients’ bold goals and drive innovation and efficiency in energy modeling solutions alongside Stok’s deep bench of energy modelers and building performance experts. Under Josiah’s leadership, Stok’s qualified energy modeling specialists will continue to provide valuable energy efficiency and decarbonization planning to our global clients.
As Director of Building Performance Management, Sandy Houck empowers clients to effectively navigate evolving regulatory requirements and decarbonization goals. She applies more than 15 years at Stok and 20 years of experience providing measurement and verification (M&V) and monitoring–based commissioning (MBCx) services to deliver data-informed building performance solutions to clients.
