Its portfolio of over 750 high-quality assets is leased to leading biopharma and health system tenants to deliver sustained benefits to its investors and communities served. In 2023, Healthpeak hired Stok to develop a 10-year corporate and asset-level sustainability roadmap (collectively referred to as the company’s “Corporate Impact Roadmap”) to achieve its commitments and refine its sustainability strategy. Since then, Stok has been engaged in guiding the roadmap’s ongoing implementation and related projects.

As part of its ambitious sustainable building policies, the City of Edmonton has set a goal for all its existing buildings to be carbon neutral by 2050. As one of the City’s largest and most energy intensive facilities, the Edmonton EXPO Centre is undergoing a retrofit to improve its energy performance and support the City’s emissions neutral goals. The project team was tasked with utilizing the Integrated Project Delivery (IPD) project delivery model to maximize value to the client in upgrading this facility.

The City’s Windermere Fire Station, its first net zero energy (NZE) fire hall building, is a key step towards achieving the City’s bold goals.
priMED Mosaic Centre

The Mosaic Centre was one of Canada’s most leading-edge commercial buildings at the time of construction and Alberta’s first net zero energy (NZE) commercial building and Alberta’s first project delivered using the Integrated Project Delivery (IPD) contract. The building was designed to meet three of five of the International Living Future Institute (ILFI) Living Building Challenge (LBC) Petals – Site, Energy, and Beauty – and is certified LEED Platinum, providing an enhanced tenant experience while showcasing sustainable design innovation. This project proved that a lean Target Value Delivery IPD process can deliver a cutting-edge sustainable project within budget and schedule.

Okanagan College’s Health Sciences Centre (HSC) is an integrated learning facility offering programs to train the next generation of health and social development professionals, who are in high demand across the province of British Columbia. The client engaged EcoAmmo to manage three certifications across the new facility, which includes offices, program delivery spaces, teaching labs, and student gathering spaces integrated throughout the building’s three floors.

Stok was hired to support Macerich’s portfolio decarbonization efforts by providing life cycle assessments (LCAs) to reduce embodied carbon across the company’s properties as it expands and renovates spaces. Stok’s embodied carbon analyses contribute to Macerich’s strategic approach toward its ambitious goal of carbon neutrality by 2030.

Southline is a new mixed-use, transit-oriented commercial development in South San Francisco. Nestled in the epicenter of the Bay Area’s life science research and development community, Southline aims to support innovative future tenants while developing a similarly innovative real estate experience. Situated adjacent to BART and CalTrain, Southline makes the most of its transit-oriented location and is designed to serve both tech and life science companies, able to pivot via a site-specific plan depending on market needs. The campus will include seven buildings on 27 acres, transforming the area with up to 2.8 million square feet of Class A office and life science research and development (R&D) space.

As sustainability and Life Cycle Assessment (LCA) consultant and commissioning agent for IQHQ’s buildings at 580 and 800 Dubuque, Stok is supporting the client in showcasing best-in-class high-performance building design and operations.

Woodbourne’s strong culture of doing the right thing as well as increased stakeholder interest in reporting on environmental, social, and governance (ESG) performance prompted the need to develop a formal ESG strategy. Stok is providing full-service ESG consulting that includes strategy development and implementation of initiatives through an embedded ESG expert, which allows for flexibility to support Woodbourne with a variety of ESG initiatives. With Stok’s expertise and Woodbourne’s passionate internal champions, the team has made swift progress in improving ESG performance across Woodbourne’s portfolio.

This unique property with five interconnected historical buildings sets a new tone for a sustainable future as a redeveloped commercial space. The project team – led by Comstock Realty Partners, Marcy Wong Donn Logan Architects, Peter Logan Architecture + Design, and Mark Hulbert – transformed a time-tested and strong-boned industrial building into a Class A worthy multi-functional space with exceptional views of the San Francisco skyline. Although this project would easily be eligible for SFDBI LEED Gold equivalency due to the sustainability contributions of a historic building, ownership pushed the team to target full LEED v4 Gold certification in addition to the project’s significant social and environmental benefits of repurposing a historic building.
Informatica Solar & Battery Storage Feasibility Study

Aiming to offset 100% of its building’s annual energy consumption for its Redwood City, CA facilities, Informatica engaged Stok to support its senior leadership team in the contract review and execution of the installation of photovoltaics. Stok assisted the client with conducting a request for quotation effort, including annual energy consumption analysis, vendor correspondence, submission documentation and summaries, technical and financial review, and recommendations, amounting to over $5M in utility expense savings and 29,760 MTCO2e of emissions prevented over the 30-year expected life of the project.

Keeping to its mission of creating stable, vibrant, and healthy communities, Mercy Housing California set out to build and strengthen healthy communities through quality, affordable, service-enriching housing for individuals and families in San Francisco’s East Cut neighborhood. In alignment with these goals, Natalie Gubb Commons achieved GreenPoint Rated (GPR) Platinum certification, making it one of the highest-rated affordable multifamily GPR projects at the time of certification. One of the first blocks to be completed in the Transbay Redevelopment area, this healthy mixed-use urban space supports environmental, occupant, and community well-being while keeping families working, living, and playing together in San Francisco.
Consulting Firm Materiality Assessment and ESG Roadmap

A leading real estate consulting firm aiming to implement an Environmental, Social, and Governance (ESG) program partnered with Stok to develop a strategic roadmap for the program. Stok conducted a company evaluation, competitor analysis, and comprehensive materiality assessment, including stakeholder interviews to assess current practices and understand areas of improvement. Information gathered in this phase was utilized to create a strategic roadmap that included the most material ESG topics to the client’s business, employees, clients, and stakeholders. The roadmap detailed out key metrics for success, actions to achieve goals, resources, and a timeline.

Des Moines University has constructed four new buildings totaling nearly 350,000 square feet in West Des Moines, Iowa as part of its campus for health sciences education, which opened Fall 2023 for the university’s 125th anniversary. Built into an old glacier known as “the edge of advancement” by geologists, the university has committed through the life of the project to being “mindful of making respectful use of this property and to build with the highest standards of sustainability and ecological responsibility.”

Located in the first American Indian Cultural District of its size ever designated in the United States, the Village SF Wellness Center will be a 46,000 SF six-floor building serving as a cultural and social service hub for Indigenous people. Programming includes medical, dental, and behavioral health services, workforce development, interim supportive housing, a youth technology center, and rooftop farm. Sponsored by Friendship House, the oldest and largest Native-led organization serving American Indians in San Francisco, the Wellness Center is part of a Native community-led initiative that seeks to transform environmental, social, and economic injustice into green infrastructure development, cultural visibility, and community-wide prosperity.

Although project budget only allowed for a LEED Silver certification pursuit, the exceptional collaboration and effort by the full project team brought the project to LEED Gold status.

Five years since the adoption of the County of San Diego’s groundbreaking Zero Net Energy (ZNE) Portfolio Plan, the County is renewing the plan with a new emphasis on carbon reduction. Subject to funding, this ambitious new Zero Carbon Portfolio Plan aims to achieve a 90% reduction in operational carbon across the County’s 1,000+ building portfolio by 2030, which will be achieved through a combination of energy efficiency, retro-commissioning, monitoring-based commissioning, onsite solar, community choice power purchasing, and building electrification projects.

Zero Energy Certified under the International Living Future Institute (ILFI) and the County of San Diego’s third Zero Net Energy (ZNE) library, the Borrego Springs Library features energy-efficient design, solar shading, daylight harvesting, a durable building envelope, and onsite renewables to achieve ZNE performance in the harsh Anza Borrego desert climate. The County partnered with Stok from the outset to determine the building’s ZNE feasibility, then to ensure the building was designed and operated at ZNE.

In April 2024, Grosvenor published its North American Net Zero Carbon Pathway, developed by Stok. The pathway defines a reductions-first approach to emissions reduction targeting a 42% overall reduction by 2030 and net zero by 2050.
